Spanish Properties for longer term residence or retirement
A glance through this site will show that there are a vast amount of properties in Spain and elsewhere suitable for holidays or even to purchase purely for letting to short term holiday makers.
However, if you have stayed in a typical Spanish holiday type property you may well have found it ideal for holidaying, but you may well have thought to yourself ‘great for what it is, but not the sort of place I could live in permanently’
You might say this because after a time you will realise that these types of properties do not have many of the essentials you are used to in the U.K. Lack of storage space is one common complaint. Then there’s the kitchen! Great for preparing snack foods etc, but a bit cramped for space as a general rule. The one thing that most people want – a decent sized kitchen – is often conspicuous by its absence!
And there’s the privacy problem. Really need two distinct separate rooms to separate the wheat from the chaff – or perhaps the teenagers from their parents!
And coming straight ‘off the street’ into the living room is another problem – would be great to have a hallway or passage. And for specific needs a 3rd story apartment with no lift is not ideal for an elderly person with walking difficulties!
Even the paper thin walls between you and the neighbours which were not evident when you visited the property possibly during construction or were not apparent to you on holiday in the general noise hub-ub!!

Although they have a number of basic designs, they essentially ‘build to order’ as at the early design stage properties can normally be adapted to meet specific requirements.
The properties you see listed on the site are essentially artistic designs, but you can usually see a finished property of your choice, and will see straight away that they are somewhat different from the run of mill properties which can be seen throughout Spain and which cater largely for the holiday trade. They are not in specific locations as this is not how the company works. They do not build an ‘on spec' development and then hope they can sell the properties, but ask you where, in which specific location, you would like your home built. From their existing land bank or by making contact with landowners they know wish to sell suitable building land, they will then seek to obtain a plot on which your property can be built. They will carry out all negotiations with the land owner to obtain the best possible price for you, and – crucially – will ensure that such land already has or is eligible for planning permission and will also ensure that there will be no problems regarding the building either during or after completion.
You will see a selection of the available designs, and these prices do not include the land itself and the cost of this will vary considerably according to location. If you are thinking of settling in Spain you will not necessarily, for example, want your property to be built in the centre of continual holiday activity but may settle for something a little further inland (where land costs are far cheaper of course) but which has easy access to nearby places of interest.

Before your visit we would arrange for a suitable questionnaire to be completed so that we would have a good idea of your requirements before your visit.
